SEAI Windows & Doors Grant

The SEAI has introduced grants to help homeowners and property owners upgrade to high-performing, energy-efficient windows and external doors. As an SEAI registered contractor (ID:19530), Gorey Glass & Glazing can help you understand the requirements, choose compliant products, and complete the installation to the required standard.

Important: Final eligibility and grant payment decisions are made by SEAI. You must follow SEAI’s application process and documentation requirements.

When can I apply?

Applications open on Monday, 2 March 2026.

SEAI also confirms that homeowners who have commenced or ordered a window and/or door upgrade since the government announcement on 27 January may be eligible to apply, provided scheme requirements are met and registered contractors are used.

Grant amounts

Windows (once-off grant)

The window grant depends on your dwelling type:
  • Apartment: €1,500
  • Mid-terrace: €1,800
  • Semi-detached / End of terrace: €3,000
  • Detached: €4,000

External doors

  • €800 per door (maximum of 2 doors)
You can apply for the windows grant, the doors grant, or both (where you meet the scheme requirements).

Who can apply?

SEAI states the following applicant types can apply (where the property meets scheme rules):

  • Homeowners
  • Companies and owner management companies
  • Registered charities
  • Holiday home owners
  • Approved Housing Bodies (AHB)
  • Landlords

Your home must:

  • Have an MPRN (your electricity meter number)
  • Be built and occupied prior to 2011

Eligibility checklist

To qualify, SEAI indicates:
  • You must be replacing existing single or double glazed windows with high-performing windows
  • You must be replacing inefficient external doors (where applicable)
  • You must have adequate attic and wall insulation in place

How do I know if my insulation is “adequate”?

SEAI guidance includes:

  • If your home previously received SEAI grants for attic and wall insulation, SEAI indicates sufficient insulation is in place
  • If you have a BER Advisory Report, check whether attic and wall insulation are marked “Good” or “Very Good”
  • If you don’t have an advisory report (or it’s older), a BER assessor can advise or carry out a pre-works BER assessment

If you need extra insulation first, there are separate SEAI grants available for attic and wall insulation.

How the process works

  • Get quotes from SEAI registered contractors
  • Apply to SEAI for a grant offer
  • Wait for the grant offer (do not commence works before receiving your offer, unless SEAI’s stated exception applies)
  • Complete the works
  • Get a post-works BER
  • SEAI pays the grant to your account (inspection may apply)

No. SEAI states grants cannot be backdated.

No. SEAI states the windows grant is once-off, and you must still meet the post-works HLI requirement.

SEAI indicates you can claim for upgrades on the original part of the house and for extensions built before 1 January 2011. Extensions built after that date are not eligible.

Yes — SEAI requires a post-works BER after windows and doors are installed (and notes this is grant-aided).

U-value indicates how well a building element (like a window or door) prevents heat loss. Lower U-values mean better insulation.
